Un terrain peut \u00eatre pr\u00e9sent\u00e9 comme \u201cviabilis\u00e9\u201d alors que les raccordements ne sont pas effectifs, ou que le dossier foncier n\u2019est pas communiqu\u00e9e par les autorit\u00e9s).<\/p>\n<p>\u00a0<\/p>\n<p data-start=\"1765\" data-end=\"2046\">Ensuite, sur Abidjan et le District, il existe une d\u00e9marche de <strong data-start=\"1828\" data-end=\"1864\">VET (Visa Extrait Topographique)<\/strong> et <strong data-start=\"1868\" data-end=\"1899\">Certificat d\u2019Urbanisme (CU)<\/strong> : le visa <strong data-start=\"1910\" data-end=\"1917\">DDU<\/strong> sert \u00e0 authentifier le titre, et le <strong data-start=\"1954\" data-end=\"1960\">CU<\/strong> donne les prescriptions d\u2019urbanisme de la zone.<\/p>\n<p data-start=\"2048\" data-end=\"2301\">Enfin, si votre projet est de construire, vous devrez passer par un <strong data-start=\"2116\" data-end=\"2145\">Permis de Construire (PC)<\/strong> ; la d\u00e9marche officielle indique notamment des pi\u00e8ces comme <strong data-start=\"2206\" data-end=\"2228\">titre de propri\u00e9t\u00e9<\/strong>, <strong data-start=\"2230\" data-end=\"2236\">CU<\/strong>, et des plans sign\u00e9s, etc.<\/p>\n<h6 data-start=\"2303\" data-end=\"2346\">1) Propri\u00e9t\u00e9 : quel document exact ?<\/h6>\n<ul data-start=\"2347\" data-end=\"2716\">\n<li data-section-id=\"1la7lpk\" data-start=\"2347\" data-end=\"2485\">\n<p data-start=\"2349\" data-end=\"2485\">Demandez l\u2019<strong data-start=\"2360\" data-end=\"2367\">ACD<\/strong> (si disponible) ou, \u00e0 minima, un dossier coh\u00e9rent et tra\u00e7able menant \u00e0 l\u2019ACD.<\/p>\n<\/li>\n<li data-section-id=\"14knmgc\" data-start=\"2486\" data-end=\"3018\">Permis de Construire<\/strong> : un terrain \u201cachet\u00e9\u201d n\u2019est pas automatiquement \u201cconstructible pour votre projet\u201d.<\/p>\n<\/li>\n<\/ul>\n<h6 data-start=\"3317\" data-end=\"3324\">VET<\/strong> vise notamment l\u2019authentification du titre via le visa DDU.<\/p>\n<\/li>\n<\/ul>\n<h6 data-start=\"3426\" data-end=\"3488\">4) R\u00e9seaux : \u201cviabilis\u00e9\u201d veut dire quoi, concr\u00e8tement ?<\/h6>\n<p data-start=\"3489\" data-end=\"3578\">Un terrain \u201cviabilis\u00e9\u201d est g\u00e9n\u00e9ralement pr\u00e9sent\u00e9 comme raccordable (ou d\u00e9j\u00e0 raccord\u00e9) \u00e0 :<\/p>\n<ul data-start=\"3579\" data-end=\"3980\">\n<li data-section-id=\"1w33rjt\" data-start=\"3579\" data-end=\"3707\">\n<p data-start=\"3581\" data-end=\"3707\"><strong data-start=\"3581\" data-end=\"3588\">Eau<\/strong> (SODECI : op\u00e9rateur eau potable, li\u00e9 \u00e0 l\u2019\u00c9tat via contrats de service public).<\/p>\n<\/li>\n<li \u201ctest saison des pluies\u201d<\/h6>\n<p data-start=\"4206\" data-end=\"4339\">M\u00eame un bon terrain peut devenir probl\u00e9matique si l\u2019eau stagne : regardez les pentes, caniveaux, exutoires, zones basses, ravinement.<\/p>\n<h6 data-start=\"4341\" data-end=\"4391\">6) Co\u00fbts r\u00e9els : au-del\u00e0 du prix du terrain<\/h6>\n<p data-start=\"4392\" data-end=\"4519\">Pr\u00e9voyez les postes qui surprennent : acc\u00e8s provisoire, remblai, drainage, cl\u00f4ture, branchements, \u00e9tudes (topo\/sol), d\u00e9marches.<\/p>\n<p data-start=\"4521\"
